<p>I&#8217;m in Perth.  When i model purchases in excell, i put in 18% of rent as the overall management fee.</p>
<p>Personally i want nothing what-so-ever to do with the tenant side of investing, so its an annoyance/serious grievance i have to put up with.</p>

You&#8217;ll find another one.  Also, if he moves out, that will give u the opportunity to jazz it up a lil.  Maybe that will mean higher rent again.  No problem.[chill]</p>

<p>A bank will happily lend you 80% of the value of a property. That means you need 20% deposit.</p>
<p>If you have less, say between 10 &amp; 20%, then they deem you a risk.  They will still lend to you, but they will take out an insurance policy with an insurance company.
