    I live in a 2Br unit here in Sydney. If I use one of the bedrooms as a study with a computer for property investment, what proportion of rent can I claim on my tax???. I currently pay $380 pw

    Depends on the size of the room compared to the rest of the house. Find out what % it accounts for and use that for your tax purposes.

    You may also have to draw up a floor plan to show the ATO.

    Probably nothing as you are not running a business from the house. You may be able to claim a portion of the heating and lighting etc. please check with an accountant as the ATO has been tightening up on this area recently.
