I think it’s fair to say that overtime (especially in capital cities),
the margin between renovated and non-renovated has reduced significantly.

The first thing I would do is chat to the council.
Ask about the zoning… is it:
– Low residential
– medium density
– high density
etc etc…
Basically you need to know
Can you build more than a house…?
Two / three townhouses… block of four units…

Always try to use land for it’s “HIGHEST AND BEST USE”…
