<p>Which one that you prefer or choose for investing that is recession proof or at least with the high yield closer to neutral gearing ?</p>
<p>Strategy is to hold and rent with minor cosmetic reno for uplifting the design.</p>

<p>Yes, based on what they are available here in Sydney NSW, Todd Hunter is the man you are after.</p>
<p>He&#8217;s got some valid suggestion in directing my investment need in COOMERA and ORMEAU area. Not many people knows about those two places until now it gets more popular due to Disneyland and Westfield mall development.</p>

<p>He mentioned that <strong>Upper Coomera</strong> is full of families (they recently built a massive new childcare centre so there is clearly a lot of children in the area)</p>

<p>Rule of 72 is what is used to work out how long it take for a IP to double in value, given the Capital Gain. Divide an areas historic CG into 72 = years to double. ie. 72/7%= 10 years. Another example 72/8%= 9 years.</p>

<p>Ah I see, so do you mean not far away from Logan City council or Ipswich city council ?<br />
Because when you  mention property sub $400k it is hard to find house within 10KM of brisbane CBD ring.</p>
