    The BRRRR strategy works well to recycle money in and out of deals while accumulating properties and not leaving much (or any depending on the deal) in each property.

    It’s definitely worth outsourcing property management wherever you can. Airbnb’s seem easier than long-term rentals but they can actually be more work.

    Both residential and commercial can make strong short-term cash but it depends on the numbers for each. They also both come with different pros and cons. Would you rather manage tenants or businesses?

    Hi Charlie,

     

    Try to find places that have a high demand for people wanting to live there but also isn’t crazy expensive. If you can find an up-and-coming area that is on the outskirts of an attractive/appealing place to live, there’s a good chance that the path of progress will eventually move towards your area.
    I had the most success investing in areas that felt slightly sketchy but were close enough to good parts of a growing city. You want to invest in places that have small businesses that are popping up, new construction happening for more buildings, and Starbucks!

     

    Do you have Starbucks in Australia? If not, whatever the equivalent to that is, look at where major companies are also expanding to.
    Use all of these to start building a list of potential places to invest. Then look at the cashflow numbers and see what makes sense!

    Selling a home without an agent is technically possible. If homeowners are to take this on, they need to be aware of what they’re getting into. It can be very time-consuming if not done the right way. Also, it’s not a bad idea to have an attorney view documents that you sign. While this isn’t 100% necessary, it can help homeowners know what they’re getting into.
