<p>The codes are a general density guideline based on 1 hectare or 10,000sqm. If it&#8217;s zoned R40, that means you are in theory able to fit 40 dwellings in that 1 hectare ie 250sqm per lot. The higher the number ie R60, R100 equates to higher density.</p>
