    Thanks for your response.

    The agent has come back saying that they’ll allow us to do a building inspection tomorrow (anyone would think we’re doing them a favour – crazy conduct).

    I’ve just had the Section 32 perused by a solicitor and they’ve mentioned a few items that should be crossed off the agreement. I am almost certain the agent would bribe us again into submitting an offer – we’ll take off the clauses if you provide an offer.

    I’m very nearly close to telling the agent where to go !

    Thanks for your responses.

    It is advertised as a 7 bedroom house (one level) and when I spoke with the agent they stated it was a student accommodation property. Is that considered as a separate zoning in Victoria? For argument sake, if the Brady Bunch wanted to move in, is it possible they may not be able too if the house was specifically built for students?

    I am viewing the property tonite so will ask the agent if it was student intended or just a big house.

    If the property was specifically built for students, would you be more inclined not to purchase it even if it returns a positive cashflow?

    Doesn’t the real estate agent mark up the auction start price by 10% or do they mark it down by 10% to attract buys?

    They want $340 – $370 for the property, would you consider an attractive offer to be $355? Meet them half way?

    I don’t want to shoot myself in the foot by offering more when they only expected “x” amount of dollars. I guess it’s all a gamble in the end.

    Thanks for all your responses, I think some of you missed my point though. I do not have the funds in my account, the deposit I wish to retrieve is coming straight from the equity in my existing investment property.

    I have spoken to the bank about a deposit bond and they seem to think it shouldn’t be a problem, however when speaking to the mortgage broker they told me that it is a very uncommon situation and the real estate agent may look unfavorably upon us. The broker advised to take out a personal loan, seeing as the auction is in a few weeks time I was hoping for a quicker solution.

    Thanks Simon. Price range is as cheap as possible (preferably <50k, probably regional properties), oh and must be +CF.
