<p>They promote a fast sale, whether the buyer is themselves or as an agent for a buyer.</p>
<p>I suppose you put your house on the market for a while then see them.  If they made an offer you didn&#8217;t like I&#8217;m sure you could just turn it down.</p>

just a quick note to say the house sold!!!  ended up getting $256000.  The cash buyer had to pay a fee for getting his money out of a term deposit A/C and because we wanted to keep the settlement dates, we agreed to the lesser amount.</p>

He occupied a room downstairs ( mainly for his tools for renovating) where he sometimes slept.  He chaged his mailing address to this place for 6 months to satisfy the FHOG. <p>My Dad is a plumber and this saved us $000&#8217;s and I got to learn from him. <p>If all the buyer does is reduce the price by the commission amount and negotiate a bit we would be very happy with that.  As it is, things are a bit slow and we set the sale price not the REA.</p>

<p>we always check on the cost of local builders to replace the house.  At the moment builders in our area are charging around $1000 per sqm for the finished product.  We estimate this plus maybe $10000 to demolish the remaining structure.</p>
<p>This should be enough&#8230; don&#8217;t know never burnt one down&#8230;..where&#8217;s some wood.<br />

<p>To retire is to get out of the &#8220;rut&#8221;.  That is, going from home to work, work to home, get to bed early so you can sleep, hit snooze 3 times, get up to go to work.</p>

How do you get the balns approval for a purchase if you haven&#8217;t got a contract for them.  Banks have always wanted a contract before they can do anything.</p>
<p>Even when we&#8217;ve spoken to a broker and he say &#8220;yep no worries, they&#8217;ll approve you&#8221;, we still need a contract to take to them for them to approve.</p>

I am certainly no expert but I would say not.</p>
<p>The 2 weeks or so that you have to perform building and pest inspections and you finance date should give you enough time to do your due dilligence and if needed you can then get out via these.  Others don&#8217;t even sign a contract until they have done a due diligence.</p>

<p>I&#8217;d say if I got tradesman I would have to come close to doubling what I spent.</p>
<p>The bonus would be that the tradesman would have had it done about a year ealier.</p>
