    Hi guys

    We are still starting out and having trouble with our direction, we would like a mentor to help us get on track. If anyone knows anyone that would love to help it would be much appreciated.

    Hi Guys,

    Something that i am doing might help you….I realised the fact that not all of us are fortunate enough to have mentors in our desired field. Am coming from a NO NO Real Estate background, however listening to property sucess storeies of people around me, i have made up my mind, decided what i want and spending time on these forums and reading other info from other real estate magasines, suerly helps me weigh my decisions against all odds. Basically if u have the will…. U’ll have the way….

    Hi Karl and Rita,

    The mentor you choose should have some affinity for your preferred investment beliefs.

    That is not to say that they have to agree with everything you do and say but more they should have a similar philosophical investment stance – for example I see little value in a cashflow focussed investor mentoring a growth focussed investor and vice versa.

    Sure there would be benefits in spite of the differing viewpoints but in extreme cases such as the example I used – it would hard to reconcile in a meaningulf way the philosophical extremes – unless of course they are extremely good at what they do and can remain neutral.

    As a guide I suggest you establish yourself with a investment plan, then identify what you can afford and then establish property criteria that meet the stated plan.

    lol brahms, can’t believe you hate guitar, scuba – well, not for everyone i guess, but poetry you just gotta love.

    Anyway, Rita and I are actually just now organising to talk to a mortgage broker to see how much we’d be able to borrow. Any tips?

    why have one mentor when you can have hundreds? aren’t we all mentoring each other a little on this forum ?

    your first move is a good one, make certain your comfortable with your broker as this should be considered a long term relationship.

    otherwise with out any real specifics all i can offer is –
    budget – know where your money is going
    discipline – make your money go where you want it
    network – build a team of supportive effective people
    gh – go hard
    tnp – take no prisoners
    ndpa – non dollar productive activities – question each activity you do, if its ndpa, why are you doing it?
