    Thanks for your replies. they have been very informative. I am probably not going to pursue a claim any further.
    I will be ringing them with examples of problems and asking if they would be covered though to see if their insurance is worthwile.
    seems like were covered for flood so long as its not from water, fire as long as there are no flames. and so on lol.

    We bought the house about a year and a half ago. I have reno'd the house and was going to fix the shed. already have all the materials to re roof it. The walls had cracks but were straight and the trusses in the ceiling are in good condition. I was very suprised it collapsed. Now its definately a demolition job.

    I am covered for damage to my neighbours property in their PDS. Sadly they dont see a 3m high stone wall collapsing and crushing everything under it as damage. To me it looks like a pile of damage to their property.

    We have a 2mx2m bathroom that i totally gutted and redid. We have 2 kids so needed a bath. We bought a Decina Modena bathtub which is like a normal tub but at one end has a very wide flat base which is nearly as big as some showers. The tub sits in the corner of the room and we put up a glass screen hinged on the wall over the exposed side of the bath. Works great, it feels enclosed like a shower and is a really nice big bath.

    Unless you can get it better then half retail price your painter might as well get it as that is about what they pay.
    Also decent paint is worth the money.
    Painted my first house with cheap paint at retail price and 2 coats didnt fully cover.
    Painted my second house just the other day with solver maxiwash and first coat is way nicer then two coats of the cheap paint could do. Also less drips as paint didnt flick off the roller so easily.
    If you do paint yourself think about paying a bit extra and get a wider roller and decent quality. Takes half the time of those cheap 230mm $20 roller and tray sets

    Sounds like the fees are normal so cheers. As for negotiating with neighbour it was pretty easy. We get along well and i had just purchased to house/block adjacent to develop so i offered him the same price per sqm as i paid for the larger block.  I could have tried to offer less as the only way he could ever sell the land would be to me, but at the same time his 300sqm created necessary access to unlock the 700sqm that i could transfer off my other block so he could have screwed me for more money there if he wanted.
    I think because we kept it all civil it worked out for the best in the end. We didnt worry about and contracts between us other then a bit of paper with our scribble of the plan and agreed price signed by us. I just got straight onto the surveyors and all has gone well, although it has taken a long time. I gave my plans to the surveyors last August.

    The $990 seems ok.
    Just wasn't sure about the other fees if they actually cost this much normally. like $770 bank production fees, and the application fee.
    Not much risk for this job for the conveyancer. No money changing hands for my properties and about 25k to the neighbour

    Thanks for the reply. looks like the only thing i may need to worry about is the neighbour having to pay CGT on the land he sells me. I will look into it further. But if he is liable for CGT i think we will be able to work around it anyway.

    Just a little bit of advice you may not need.
    Once your baby is born you will have a dependent which will cut the amount you can borrow quite a bit.
    You should probably get your house and mortgage sorted before he/she is born

    No idea the condition of your IP but moving in while you have no job could be a good idea to give the place a bit of a touch up with all your spare time.
