Since that expressway has opened the increase in accom has been 40% &#8211; reported locally &#8211; for Byron to Ballina.<br />
Still good rental returns available in Lismore for uni student accom ($80 to $100 per room), but if you want cap gain, then Byron is still gonna make it for you.</p>

So, does that mean that we are only covered if we renew the lease? Lots of landlords would be caught out here &#8211; they would assume that they had a good tenant if they were still there after the lease ran out. Better check our policies.<br />

Firstly, have they any deposit or fhog&#8217;s to come off the pricipal?<br />
But, mainly, you have only calculated this as an interest only loan, therefore your wrapee owns nothing after 30 years!<br />
May need to read the book, and find some software capable of adjusting interest figures for early payouts.<br />

Try to get a loan with a full redraw facility &#8211; this will allow you some leeway if anything does go wrong. Refinance your gem to draw up to 80% on a no doc loan, then use some to buy 1 or more properties.<br />
JUST MAKE SURE that you leave something in kitty for the hard times.<br />
