    I recently came across your blog and have been reading along. I don’t know what to say except that I have enjoyed reading.  If you want to invest in storage facility you need to suggest some bank loan for your commercial property.

    This is really very necessary to pay the stamp duty with the purchased price and gst also. And get registered yourself..

    In my opinion this is a good opportunity for you if you want to move your property from Tasmania to Sydeny.

    Agents do not talk about agent referrals to their clients because it's not an attractive side of the business. It is the side where the highest bidder might be an inexperienced agent. I know this because I have had agents call me about an agent referral. They gush and coo over my qualifications, and then beg me to take their short sale client. When I tell them I do not pay referrals for short sale clients, all of a sudden they do not want to refer the client to me. Therefore, what they are really saying is they do not want the best agent for their client. They want the agent who will pay them the most, and that is a sorry state of affairs.

    Conversion of a residential structure into a commercial building is only permitted in the commercial and the mixed use zoning districts. If a house is located in a commercial zoning district but has not been used for a commercial use in the past it is not an approved commercial building. Additional permitting and review is necessary to permit the house as a commercial use. A sketch plan or site plan is required to be submitted to the Department of Planning and Zoning demonstrating that the proposed building and property can meet the zoning requirements for commercial properties and uses. The sketch plan or site plan will compare the existing conditions to the zoning requirements. The submittal will evaluate requirements relating to parking, landscaping, setbacks, storm water management, and impervious coverage, and commercial floor area, access to the site, water supply, and sewage disposal.

    When converting a garage, you will need to make alternative arrangements for parking your car and/or storage. Leaving the car on the street may be acceptable but it is often not a good idea as it is more exposed and less secure. One option is to build a carport so that the car is still sheltered from the elements. You could also consider building a new garage at the back of your property if you have good access and adequate room. This will also provide better access to gardening implements and tools as required and you have the flexibility of converting that garage to a granny flat in the future should the need arise. Alternatively, you could build a shed that is dedicated to storage.
