    Well.. I am still searching for a good accountant( Melbourne), who genuinely is a property investor them self and is interested in helping there clients.
    I use R J Sanderson.  Excellent, with various locations spread over Melbourne.  They specialse in investment property and are not expensive.

    Carrum Downs has historically had high growth, but I personally wont buy there.  I don't think growth is sustainable due to the huge amount of land being released in the area.  You will get low 3s for a 3br  or about $280 for a 2 br. There are a lot of units planned for the next 12 months, which will make for a lot of competition come time to tenant.  Have a look at how many units are currently there and what is planned.  There is no rail and busses are mediocre. As for Pauldings as a builder, I think they went in receviership in December.

    RJ Sanderson has offices in Dandy or Franga as well as other locations.  The MD worked with major commercial developers and is a leading accountant in relation to property.

    In my PPOR my cat has missed the kitly litter and got the carpet and a rug.  I pressure washed the rug, which had no effect on the smell.  I bought a product called Urine Off at $50 for 2.5 litres -not cheap but works if you pour heaps on the carpet.  The smell is nearly gone but not completely.  In a situation where the cat peed on the carpet a lot, you will never get rid of the smell without replacing the carpet and posssibly floor boards if it soaks in.

    The agent I am dealing with wants $1000 deposit and for me to sign the contract before the offer is even presented to the vendor.   The deposit isn't an issue, but I have told her I will not sign a contract until 1, The vendor has accepted the offer and
    2. The contract is checked by my conveyancer.  The agent says that getting the contract checked waives the 3 day cooling off (Victoria), but my understanding is the cooling off is only waived when contract cheked by legal practicioner.  Conveyancer, Legal Practicioner – different kettle of fish.  Not that the cooling off is an issue. 
    At this stage I have paid the $1000  to keep the agent happy, but if the vendor doesn't accept the offer I won't waste my conveyancers time checking a contract that I'm not going to sign.  Let's put the horse before the cart!

    I don't claim to be a guru, but I just got back to Vic from Labrador.  Stayed in a friends hi rise.  It is a beautiful place, but has heaps of propertys on the market and more planned on being built. His body corp is about $120 per week.   It is a growth area but in my mind the competition for both rentals and purchases will hold back the capital growth.  I can't say whether to sell or not – all I can say is I wouldn't buy there.  Property is in oversupply.

    i'm also keen. 1hour Sth East of Melb in Hastings.  Eastern burbs is kool by me.

    I am in the same situation regarding insurance.  No 1 problem is I don't have the name and address of the owner of the front unit- the property manager of the front unit has not passed my details on to the owner or the owner has not replied if the manager hs passed the info on.
    No 2  issue is I have only found 1 insurance broker / company that will insure common property only and it is actually more expensive for that,  than the building insurance / legal liability insurance that covers the actual building and land.  If you can get the other onwer on board, you can get one cheaper policy to cover everything eg-the 2 buildings and legal liability for the 3 areas of land.

    Just asking about other peoples experiences with landlord insurance. New investor & I need to get some in the next week. (I'm Victorian based)
