    If they don’t reduce your tax back by 30% or 70%, but let it stand alone as 100% of its value, then thats better than i anticipated. Great….

    I also doubt it would happen. I agree completely with KenKoh2000’s 3rd point about the gov footing the bill for housing the poor.

    If it did eventuate, sure it would slow me down, but it wouldn’t put me off.

    How about this: If it did happen, then a lot of people would sell their neg properties. If you could weather the storm, afterwards, wouldn’t there be more better deals around for the fewer investors to purchase?

    Here’s what i want to know:

    I put a post out a lil while ago asking about whether or not you can include tax back on your IP interest in your DSR. The reply i got was that some lenders do consider it.

    When they do, would that tax back be classified as earnings and hence multiplied by 35%, or is it Rental income and multiplied by 70%. (using Calvins@thirty’s formula – same one i use)).

    There’s a huge difference between the 2 in where your serviceability will eventually hit a brick wall!!

    Thoughts?

    I’ve a sneaky feeling they might be a sham, cause they’re sringing me out on my space station deal. Launch is in 2 days for christ sakes, and i’ve got ZIP!

    I’ve got it all planned out. I’m gonna take a whole bunch of beads n sh*t up into space, and then flog em off when i got back for like 3 times they’re worth… positive CF and all! I realy hope they’re not messin with me. I NEED this trip…..[cigar]

    If any of you know even a lil bit about excel, i’d highly recommend trying to create your own loan tracking / property spreadsheets.

    I’m still not that flash at excel, but have created over time a setup that i keep modifying and improving. It gives me great peace of mind, and i’ve learn’t heaps doing it.

    When you do this yourself, it is mindblowing the revelations the numbers will show you if you understand exactly how those numbers are created. I realy want to understand what is creating the numbers, and why.

    I joke with friends and say that I must be the most boring guy on the planet and that i should get a life, because i can occasionally, quite happily, blow a whole saturday muckin around planning my fortunes in excel.

    In fact, god help me, i’m on the computer now…. HA, … and so are you!!

    Gee, you guys are so boring….[biggrin]

    Does anyone know what proportion of lenders will give a 80% LVR on a single title unit complex?

    Has anyone done this with say a 4 unit complex? Is there much of a $$ commodity of scale in doing this with with a 4 unit setup as opposed to a 2?

    Just want to say “thanks Redwing”. Without that link you posted, i’d never have gotten the $95mill in need to spend the coming year in the space station…. and what more, i’ll have a bit left over to get some duty free on the way home. Awesome..

    I don’t think its only south hedland. I’m from WA too, and I did a bit to asking around the other day, and got the impression that they are a bit cagey about many country towns. I didn’t go into particulars about which ones. The banks see properties in them as harder to sell should they foreclose on you (heaven forbid).

    I’ve spent many years in Kalgoorlie. Personally, i wouldn’t invest in a mining town. Too cyclical, and a very transient population.

    My current lender tells me that in the instance of where multiple dwellings are on the one title, then they won’t go past 65% LVR. Another bank said 70%. This could be quite restrictive i’m thinking, so i’m looking into it.

    Has anybody else go lil handy hints regarding purchasing units etc? I’d like to keep this string going for as long as possible…. its a goodn…
