    We are in the progress to have the landscaping done at the front of our house in Harford Grove as is part of the package when buying the block. Has anyone come across having to pay approx $300 to the bobcat operator to level and remove sand in preparation for landscaping?

     

    I would have thought this part would be included in the landscape package.

     I don't understand why one would use a real estate agent. Selling privately will save you a bundle. All necessary tools are available on the net. One thing I learned quickly was that you don't need to be particular educated to sell your property.

    Do some research on the selling price for your area and use the same strategy the real estate agent use.

    We use GoPrivate.com.au ($1500) and eCommLegal to finalise the settlement ($495)

    Real estate agent quoted us $14300 for the same thing.

    We are currently building in Harford Grove stage 1 and the power in our area is connected. What area are you building in?

    The second block we bought is in stage 5 Harford Grove and there is no power connected there yet and those titles are released this week we were told by the developer.

    Apparently there are some late discussions between the land owners and the Shire which is delaying the Marmion Ave project. Wonder if money greed plays a factor here

    Last year I asked the developer about gas supply to the district and was told it would be installed in conjunction with the construction of Marmion Ave.

    As Marmion Ave has been delayed by 6 month once again I wonder what the real truth is about gas supply to Yanchep

    Finely ended up getting another block in Harford Grove today. Its 578m2 so it will be easy to pick a house to fit on the block.

    Interesting to watch how the prices have increased since the start of this development. The value have gone up by an average of approx $10000 per month.

    Looked further into prices for blocks around the Perth metro areas and based on the result I think you are correct on the value for money when buying a block in this new development.

    After working out the cost of building a 2 story cottage house on this small block I think I will focus on getting a bigger block as there are more cost efficient options available to me.

    The intent will be to sit on it for a couple of years and rent it out and then sell when the area has developed. That would give us our own house which we will be living in and also the investment property.

    Hi all
    I thought I would bring this topic back to life again if possible. I am thinking of buying another block in the Lindsay Beach area and build for investment reasons. This one being a cottage block and 300 square meter big with a 10m frontage. I would need to put a 2 story cottage house on it for resale value. Block is priced at $2250000 plus fees.

    The block values in the Capricorn Estate area have doubled in price since being released in August 2005 and I wonder if this would be a good investment.

    Has anybody got any views on the prospect of investing in the Harford Grove and Lindsay Beach area? Do you think the area is overpriced?

    You are right. They do build some nice homes. When we spoke to them last we looked at a display home we were told the building time frame would be around 12-15 months.
    I guess as demand increases for houses so will the building time. We are actually building to live in the house while we will build another one in the same area. I think the future growth looks very good for this area.

    Just following up to se if anyone has decided to build in the near future and if you could suggest a good builder who will build in the area. We are looking at Gimmels Homes but don’t know much about their service.

    Hi All
    Settlement was completed for our block in Harford Grove yesterday so all we have to do is to find a builder.
    We are currently looking at 2 builders.
    One being Gemmill Homes and the other In Residence. Expected building time to completion for both builders is approx 7-10 months they say. Has anybody had any experience with either builder or any other suggestions?

    Hi Everybody
    Has anybody noticed how fast the prices are increasing for building a house? We bought a block in Harford Grove stage 1 about 7 months ago. Since then we have been looking around to find a builder to build us a house. Some of the houses we looked at then have now increased in price by up to $15000.
    When asking the builders for the reason of the constant price increase they always refer to the material cost going up. I wonder!!!

    Would anyone know how far they have developed the Hardford Grove estate to date? Just wondering if they are on track to release the titles in February. I have not been able to go and have a look for myself due to being away for work reasons.

    To increase the possibility of a successful investment it is vital that one does as much homework & research as possible. If you are thinking of buying into the Capricorn development for investment reasons or the likes, please take a drive to the local shire and talk to their planner. There is a world of valuable information available to you.

    We did a lot of research before buying our block and are planning to buy more soon.

    The Capricorn Harford Grove stage 2 has just been released for sale. The price for a block has only increased by around $10000 for the traditional lots. This is still a great buy compared to The Reef estate.

    Thanks for your quick reply

    We were told that the titles for Stage one should be ready around January / February 2006.

    But it seems that no application for gas to the area has been implemented.

    Hi All
    We also recently also purchased a block in the Capricorn estate. We are trying to establish when natural gas is due to arrive in the area.

    We spoke to the Wanneroo shire who in return told us to contact Alinta Gas to obtain this information.

    Alinta Gas can not find any plans or requests for natural gas in this area. Interested to know if anybody else might have any information regarding this.
