Has anyone had their property foreclosed on in the US? My property in Buffalo has been ruined by bad tenants and poor property management. My new property manager has suggested to leave and let the local council take it back and sell it. I am not comfortable with this as I still have a mortgage on it. has anyone any experience of this? Switching banks and refinancing help

Hi there all

Couple of quick questions that may be a little obvious or silly

One of my investment loans for aprox 278K is about to come out of a fixed rate in a few weeks and im looking to refix for 4-5 years with renewing interest only term at same time  (stability and investment strategy)
Commonwealth bank arent the most competitive and was wondering what was involved in switching?...

So, in the age old battle of which is best - property or shares, who won for 2012 (gave the best return)? Well, if we look at the movement in indices:

Shares (All Ordinaries): Increase of +12.25%
RP Data-Rismark Daily Home Value Index: -0.40%

So, it seems that shares smashed property for 2012. Of course, individual properties and shares may have performed better or worse than the indices...

Rates on hold - glass half full

In its first meeting for 2013, the RBA decided to leave its cash benchmark rate on hold.

My read of the supporting commentary is that unless the economy gets dramatically worse, we have now seen the bottom of the interest rate cycle. If inflation starts to be a problem, rates may actually increase.
