    Hi all.  I have a quick questions regarding paying expenditures for an IP before it becomes PPOR.

    My friend recieved her annual rates bill which can be paid as an annual amount.  The total on the bill is the annual total.

    She is due to move into the property to undertake FHOG requirements.  If she pays the total annual bill whilst it is still a PPOR is she entitled to claim the lot?

    Which leads me to my next question if she was to pre pay interest whilst it is an IP would this be able to be claimed on her next tax return?

    I think she would have to apportion it. Same with the interest

    I thought that would be the case with the interest I was just unsure about the rates as on the bill it has the grand total.

    Will speak to someone about it.

    You have to think what it is for. its the rates for the full year, so if the place is only rented for part it makes sense that only part of the fee is deductible.
