    hello all
    We find ourselves in a situation that requires us to do alot of research and investigating into subdividing our property in Morayfield QLD
    We have a 4bed 2 bath house with seperate shed with carport on 9000+sqm there is also a gazetted road down the long boundry
    Has anyone done this in the area or point us in the right direction to start as we have a few ideas but dont where to start partiuly with council
    any help greatly appricated

    In my opinion, get on your local council website and learn as much as you personally can about their rules and reg’s etc.. The greatest help i’ve had recently came from a builder who specializes in my particular area. So if you are going the whole way get in touch with a few builders until you find one that can become your greatest asset.

    Otherwise, it’s worth the money to work with a town planner (private one, not the council town planner) as that’s their job.

    Hi Mate,

    the first point of contact would be the Moreton Bay Regional Council, and ask them to tell you what is the zoning of the property. Ask the Council planner what is the minimum lot size for your zoning. The planning office will tell you the likelihood of subdivision.

    The next point of call is to contact a private town planner to discuss the application.

    thanks guys we got info from council today
    what does the private town planner do and how much are we up for do you think ?

    The town planner will prepare the development application to council, the town planner will:

    • Prepare a town planning report to Council (approx 40 pages);
    • Assess the development against all the Council codes;
    • Assess the development against any state regulations that might apply to the property;
    • Liaise with Council on any issues that might arise;
    • Assess Council's conditions of approval;

    You will be looking at approximately 2.5 grand for the work. (maybe less if the application is simple)
