    Of those actively buying would anyone like to share how many offers they are making and what is the frequency of those offers.

    Who is actively pursuing property that is not listed with agencies. Flyer drops, knocking on doors, council records, local gossip, inside knowledge, referals.

    I have recently revisited some of the old audio material I used to listen too from well known authors who suggest ratios. Is your experience anything similar to these.

    Hi DLPP, yes we do all above as well as make enemies with lots of agents[biggrin]

    We run off around 100 -200 offers a month, the aim is to settle on ~1 per month, but we are not always successfull [biggrin]

    us too although have not put that many offers in lately. It sounds like I should get off my but and do a bit more. My last flyer mail out was a flop to be honest. Not one motivated seller in my entire city. I think the direct approach will be a bit more effective and we have a list of properties that suit what I am looking for.

    True about the agents people say to me all the time I bet you have agents calling you everyday, yes? No! As soon as they know you are not interested in paying asking price the phone does not ring all that often but when it does it is usually something worthwhile.

    We haven’t had too much success with letter drops either, most people are so disensitised to advertising, it takes several repeats to get any kind of response.

    We’ve had a 2% success out of 10,000 letter drops done over several months. [biggrin]

    Speaking of letter drops, I’ve done a fair few over the past month or so. In the past couple of weeks I’ve had quite a few calls, however many of them are time wasters just curious to find out if I am stupid and willing to pay top dollar for their property. There are genuine sellers out there who respond to these ads, but from my experience most of them aren’t stupid and won’t sell below market value unless they are desperate. I’m yet to come across a desperate seller but I’ll keep trying.

    Oh, I even had a couple of my friendly agents who live in the area call me up to let me know they aren’t interested in selling their home [biggrin]

    Regarding the number of offers being made, I’ve made about 4-5 offers in the past month. None have been successful but I haven’t been offering market value and don’t intend to do so unless I can add significant value to the property.

    Dr.X, can you expand on the 2% success please. Does that mean you bought 200 properteries?
