    Mel,

I found your investment story interesting too. Hey LuckyPhil- hope I’m not interrupting [:I]

Mel, I almost got sucked into the two-marketing thing in SE qld about 12 years ago- videos, plane flights- the whole bit. I read somewhere the other day that it’s thought that about 40% of the properties in SE qld were two-tier marketed. I’m so glad you bought and held thpough- i would have got a true market valuation, panicked and sold for a great loss. Funny that SE qld is now the booming part of town. You may yet get a profit!

When I first saw this post, I looked immediately. Kind of like happily opening someone else’s mail in the hope that the mail they get might be more interesting than your own- hehe.

Yes Poltergeist you are correct. If you had read my stax of stats post though, you would have seen that I have no kids, and I think I said one nephew. And it’s the ‘doting parents’ who are sitting with Cameron, smiling down.

Westan, I think one of my loans is fixed at 5.67% or something like that possibley for three years.

I’m currently looking at moving four of my properties away from a mortgage originator to one of the big banks – and getting 80% lend on value. I’m looking at either a professional package with one of them, (esp for the .5-.7% discount) or the best interest rate I can get, which may involve fixing the rates, cos these places are long term holds, and the extra cash I pull out will go into a LOC.

I did have one other loan on a fixed rate, but of course that was the property I sold most recently[:(].

A ‘quick and dirty’ calculation based on the .25% rise showed that on our combined loans, that’s an extra $8K per year!! So the next .5% will be another $16K. That’s a lot of rent to have to raise!

So yes, I do agree with your other post about fixing some rates, but they would have to be less than 7% fixed or I won’t go near them, and I’m unsure as to the length I wish to fix.

Shaun, where are you? 152 reads, but no response from you!!

    Cheers
    Mel

    Hi Mel,
Thanks for continuing your story…keep it coming [:)]
I too am fair skinned and had some horrible blister cases as a child from the sun. [}:)]
I hate to put a negative spin on this post, but please ensure you have regular check-ups with a dermatologist to check on any spots you may have.
My father pssed away several years ago due solely to a mole that he refused to have looked at, that turned out to be a melanoma….
Sorry again about being a downer, but I just had to say something after reading your post

    Keep smiling,

    Sue [:)]

    Hi Propertylogist,

I presume the correct spelling of your chosen handle would not fit, hence dropping the first “o”. Even “Propologist” sounds better.

Nope, I am unable to meet your request to share such valuable information intended for Shaun’s perusal. Got ya guessing now, and no clues.

Jokes aside, I enjoy your posts and value your contribution to the real stuff.

    Kind regards, Phil

    Hi Andy,

188 hits on crap.(Apart from Mel’s implosive story that is), I can’t believe it.

To think that this post was purely for the purpose of making contact with Shaun with an idea .. still presumed locked in at work on overtime .. in fact .. I’m starting to worry now .. I hope he’s OK.

Andy, should we tell Propertylogist (sic) that only 4 of us on this forum are party to the idea?

Mum’s the word .. forget the $25 starting price, much more is to be had.

    All the best, Phil

OK it worked[:)], wow what info[:O]
    its real HOT
but definately worth knowing[;)], i think it is wrong to tell you.[:(] my own principles make it hard for me to do the wrong thing.

so i will need to charge you money for the info otherwise i get a bad conscience and nothing back. so we had one bid of $25 let me tell you its worth a lot more than that.
    regards westan

cold beer and nothing but jimmy barnes on a duke box,
and a free penicilin shot with every tenth beer sold!

I wasnt on the net much today. i had to write up a job application which took a while. pretty hard to justify how great i am without actually having any knowledge on the subject. Being another public service application, i then had to run around and bribe people to go referee for me. damn thing took me all day to do. and i owe three bottles of wine and two packets of tim tams for them convince these people that i know what i’m doing.
