    Hi all,
Where would I find those that pass on new deals they have found in exchange for cash (bird doggers I believe is the term?)
Are there web sites or forums or? And how do you know that someone isn’t selling false information?
(Yes I’m a newbie to positive gearing)

    Cheers.

Good question, I have not heard an answer on that one yet. Also where do you find good buyer’s agents?

I brought this subject up not long ago, and three responses told me about needing to be a legally registered professional, ie, a buyers agent.

As we are out there doing our own homework for possible IP’s, what do we do with opportunities we come across that are not suitable for us personally? Ignore them? Obviously it’s all public information….estate agents, websites, etc…..but one person cannot investigate everything, so people would be doing each other a favour to pass it along. Using Steve’s Cash-On-Cash-Return score sheet seems a reasonable way to describe the various properties.

Of course when a person makes a profitable investment, a degree of trust and honesty is involved to reward the finder. Perhaps thats where the difficulty begins.

One way would be to get a forclosure listing from either a bank or if you know a real estate agent they can give you that info.

The best thing to do would be a google search for buyers agents that brings up plenty. THere is also Michael Yardley that visits this forum quite frequently his link you will find here

I guess it would be best to find one that is located in the area you are searching so that they are very familiar with the property value and have access to good sources

Do a search of the forum.
Depends where you are buying of course.

Ok how much work are you expecting a “bird dogger” to do? and how much are you expecting to pay for the service.
This is something I have considered doing in the past. I am not a licenced buyers agent so cannot provide that level of assurance but I’m open to suggestions.

You can also go to realestate.com.au and click on ‘Find me a buyer’s Agent’. This is where I found mine.

The reason I brought this subect up not long ago is that I came across a commercial property that has a $520,000 net income…yes, i kid you not ! Tenant and lease details are really attractive as well. As you can imagine though, the deposit would be proportionally big. Too big for most i suspect, but exciting anyway. Seemed such a shame to simply forget about it.

We have a licensed buyers agency in SA and also a database of purchasers and the knowledge and expertise to analyse deals and turn them into real sales.

Feel free to email me with any good deals, we can use our license to pass them on to purchasers and pay the “spotters” a percent of our fees for the referal.

    Hi lepryth,
I have used the services of positiverealestate.com.au and they are very good. You can also go to the Real Estate Buyers Agents Association of Australia webssite – http://www.rebaa.com.au/

If its just spotting the properties, even I can help you out to some extent. Drop me a private message and we can discuss the fees etc.
