I think you&#8217;re confusing positive cashflow and positive gearing. Margaret Lomas is into positive gearing. You can find a couple of posts on this forum on this topic.<br />
Both of your properties will be cashflow negative.<br />
Steve&#8217;s 11 sec solution is property price divided by 1000 and multiplied by 2 should give you you&#8217;re desired rental.<br />

This may be a very brooooad generalisation, but I have found the country real estate agents a pleasure to deal with &#8211; what they said was correct if not conservative as far as rentals.In fact I rented out for $5 more than they were quoting (so they were not exagerating). So your positive cashflow ideally should be going to pay of your house or into further investing rather than paying off your investment loan.
