    Hi,

    Dazzling – your post was definitely not a nonsense post and what you said is a valid point. I agree that is is usually a lot harder to get good $$ selling an empty house, rather than one that has beautiful furniture in it, that suits the home.

    One way around this could be to not shift out of your home that you are trying to sell, until it is sold. That way you still have the touchy feely stuff, and get your new home, and can move in anytime after it is unconditionally sold.

    Hi all,

    I guess that there are certain areas of Australia, that are defying the trends.

    These areas perhaps have new infrastructure going there etc… (I can think of at least one city like this – in QLD)…

    The majority of Australia, I wouldn’t be so optimistic about though.

    Hopefully they will remove the Exit Tax in NSW soon, and this may help NSW.

    I guess API Magazine has to keep up the interest in property…

    Hi,

    Isn’t it a bit of a co-incidence that prices escolate in Tokoroa again when Steve McKnight hits town with some new investors !!

    Steve has a habit of making prices jump, but Westan I agree with you that I’ll bet that Steve didn’t buy on his last trip there.

    Of course I could be wrong…

    Hi JPD,

    We are absolute horse lovers and we considered buying a horse agistment ppty on 70 acres with indoor arena etc…

    We were so keen about the figures, but after a while we realised that we were “making the figures work”…

    We were emotionally involved in the deal because we wanted it to work.

    If yours is definitely a good deal even in a worst case senario, then go for it…

    We backed out, and I’m glad we did now. We were much better buying 10 or 20 smaller properties than 1 giant one, but then again…

    It’s HORSES FOR COURSES…[biggrin]

    Hi,

    I love the look of white tiles.

    They look clean and sterile, and make the room look bigger and lighter. I think the large glossy ones look the best, although they are probably not the cheapest.

    If you are looking in the “big cities” of NZ for property, then Richmastery will probably more than pay for their fee, with a good deal!!!
    They definitely find some good deals.

    Hi Westan,

    Yes, we are pretty much doing the same as you (I wish we were doing it as good as you though)!

    We have sold most of our Australian and NZ portfolio – gone from about 18 to 5, and basically cashing up as much as possible.

    We are currently trying to get in to property development (in Queensland where property still seems to be worth doing).

    We have just signed up to do Michael Yardney’s Development Workshop in June, which we are very excited about!!
    We are also looking into buying a business.

    As an avid long time “Hawthorn supporter”, I hope you are not correct about Hawthorn.

    I even paid for Membership yesterday for the first time in my life, (partly because I feel sorry for them).

    At least they can only go up this year!!!! (hopefully)..

    Hi,

    Richmastery has been discussed here many times. Perhaps use the “Search” function.

    Their fees are expensive, somewhere around $4-$5,000. Depending what type of property you are looking for, I’d contact either “Westan” for South Island properties, or MiniMogul, for North Island properties. Their fees are much cheaper, and their service is thorough. I know both of them personally, and I would trust both of them totally.

    Of course it does depend which area etc. that you are looking for.

    Hi all,

    We were one of the early investors in Tokoroa, and we have sold out there (a little too early it seems, but ah well), but I wouldn’t be buying in Tokoroa in this sort of frenzy.

    Westan, I agree with you that there are better areas to invest in, without some of the hassles. Just because a house is cheaper to buy in Tokoroa, than buying in say regional Victoria, doesn’t mean that you should necessarily snap it up. People considering investing in Tok, should factor in at least 4-6 weeks vacancies per annum when doing your sums. Don’t let the herd drive you. [baaa]

    I also see the similarities between the LaTrobe Valley and Tokoroa. Our first property was in LaTrobe Valley.

    When the “herd moves on”, there are “new” investors that will get burned!

    Just my opinion,

    Well said !!!!

    Sounds like the costs involved in going, were well worth it for you. I definitely agree that if you are considering investing in NZ, that it is worth going and seeing things “warts and all” in person. Photos can be very deceptive.

    You got to see lots of different areas, on both Islands, good on you!

    Just curious which area did you end up buying in??? If you don’t want to say, that’s fine.

    Anyway, best wishes with NZ IP number 1 and thanks for sharing your trip with us!! We are going again in April, and I’m sure that I will notice a big upward change in prices etc.

    Glad to hear it’s going well for you. We considered buying a pub last year in Western Victoria, but we chickened out at the last minute because it was such a change.

    Where is your pub, might pop in for a meal one day….
