<p>I would speak to the PM and ensure that the cost of running the advert isn&#8217;t passed onto you.</p>

You might be able to claim some of this on your tax, especially if you are already a proven realestate investor? Ask you accountant and see if they can assist.<br />

<p>there is a bit of water damage in one rooms on the roof plaster, so I think there is a small hole (the building inspector will tell me for sure). The rest of the roof looks fine, its plan iron so it shows off the rust spots easily, I&#8217;ll get up and have a look myself &#8230; might even take the wire brush [biggrin]</p>

<p>Its a huge solid property, probably around 3 &#8211; 4km from the Uni and 1 &#8211; 2km from the Tafe &amp; CBD. Its on a main road and close to public transport etc. I think that it is close enough to the uni appeal to students.</p>
