    For 230k budget go to SUNSHINE 12km west from the CBD
    Huge potential, plenty of infrastructure, huge demand for rental.

    230k buys you a period home built in the 1930’s with dual occupancy potential! If anybody can beat that only 12km from the CBD let me know so I can also invest in that suburb. Not Braybrook which is 10km from CBD but lacks nice period homes in nice streets.

    Not at all, if anything look at Marybinong which has hundreds of new townhouses built and consequently increased in value and demand. This will surely increase prices in the area as buyers would rather purchase 12km from the CBD rather than go to Caroline Springs or Delahey which is much further out to purchase a new property. The suburb is quickly becoming a sub-city or hub from the CBD similar to Box HIll, Dandenong, Frankston etc The area is also attracting huge numbers of new migrants due to its affordabilty and therefore demand will be ongoing and strong. I have the strongest confidence in this suburb. GOOD LUCK!

    As an ex-realestate agent these are your options:

    1. Personal cheque on the day then swap for bank cheque on Monday

    2. Give $5000 cash on day then balance on Monday by bank cheque

    3. Bring current bank statement showing balance available with withdrawal slip for amount signed. Then on Monday visit agent and bank together to retrieve withdrawal slip/statemement from agent and provide bank cheque.
