<p>I wouldn&#8217;t buy in Wembley at the moment.</p>
<p>Poor capital growth and low rents.</p>
<p>I&#8217;ve recently seen a one bedroom unit in Como $157,000 @ $185/pw.  Good cash flow for the area and good capital growth.</p>
<p>Do a little more looking around.</p>
<p>The 11 sec solution isn&#8217;t the answer to everything.</p>

<p>For myself the legal issues I came across were that unlike NZ I can&#8217;t sign a contract and then hand it over to someone else, if my name is on the contract then it is me who is buying the property.</p>

<p>A 7% return in Karratha is to low by far, even with a 10year lease.  Depending on your situation you may even have a negative cash flow in a country town!</p>

<p>I&#8217;ve never completed one before but as I understand you should still perform a variety of checks to make sure the deal is a safe as possible up front.</p>

<p>1) Strata<br />
2) Shares</p>
<p>With Strata you are allocated a parcel of space (strata plan layout), I guess technically it is&#8217;nt land but you are actually buying the building component, the land is generally &#8220;common grounds&#8221;</p>
