I wouldn’t buy in Wembley at the moment.

Poor capital growth and low rents.

I’ve recently seen a one bedroom unit in Como $157,000 @ $185/pw. Good cash flow for the area and good capital growth.

Do a little more looking around.

So I assume because your property manager doesn’t deduct tax you’ll get a letter from the NZ Tax Dept telling you how much you owe them at the end of the year.

You should be able to access your equity by arranging a LOC, then use these funds to invest in NZ.

This would however mean you owe money in OZ and NZ on the NZ property and therefore have some exposure to currency changes.

It’s actually quite hard to achieve 10% in Karratha.

A 7% return in Karratha is to low by far, even with a 10year lease. Depending on your situation you may even have a negative cash flow in a country town!

In my experience when building the builder gets a progressive payment, for example when they have completed the foundations.

I don’t think it’s just the bank, you should also check your building contract – the builder may of been getting progressive payments without you knowing.
