<p>Your agent can give you an indication as to the vendors motivation for selling. IE. if they have brought another house they would want the hold sold to finance their next home.</p>

However the price achived at sale will not be greatly increased.<br />

As I act on Behalf of the Vendor I never recommend Auctions as Statistics show in the area that houses sell for less at Auction in this area, as this area is a First home owner market area.  If you want a bargain at Auction you can&#8217;t go passed Logan.</p>

<p>Just make sure the property is up to scratch in regarding to being compliant for border housing. After the Childers backpacker hostel fire the QLD government are very strict on getting these properties up to compliance.  The costing could be very high if the property is not compliant.</p>
