    Hi,
    I would check for:
    1.)any easment on the block
    2.)is block affected by noice, tree protection law, etc.
    3.)any cavenants placed on future building (e.g. hight of building, construction material..)
    4.)set back required for building from the front, back and sides
    5.)soil type and any rocks
    6.) slope of the block affecting building cost (cut and fill, where storm water will be going….)

    Hi Adam,
    I understand too well what you are saying. I had to put up with similar scenario for few years. My lease expired in April 2006 and DHA’s last rent appraisal was $270 p/w and I managed to rent it the same month for $310 p/w. I spoke to few valuers and they said that they get this all the time. It will cost you few hundred dollars each year to get your independent valuation done and than you will finish somewhere berween your valuation and their valuation.
    I will never consider to purchase DHA’s property again, considering high management fee and rip off valuation. Good luck.

    sewage treatment plant or chicken farm. They are usually hidden in vegetation buffer and you can smell them even 1000 m away. There is nothing worse than on hot summer night have to have windows closed.

    I think it is good idea, but check first if your house has small gekoes. I have great security system in my house but these small creatures are setting it up through movement censors all the time and neighbours are sick of it.

    not always, this applicant is a single mother going through divorce and does not have bond. She has permanent fulltime job and good work references. Residential Tenancies Authority will give her loan.

    Any other comments there with real experience (good or bad)?

    tenant usually pays for water usage.
    Sewerage disposal, service charges, & drainage charges are fixed expenses and are part of rates and property owner pays for that.

    I will recommend to check Wynnum, Thorneside, Birkdale, Ormiston and Cleveland. All are bayside suburbs, further from city than 10 km but on trainline with good public schools and great lifestyle. You can get good quality houses for 400K even with walking distance to water.

    I have townhouse in Brisbane leased by DHA for last 9 years. Last “Independent “market rent evaluation came at $270 p/w, other townhouses in the same complex are rented for $310. It would cost me $350 to object to their rent valuation. This was going on each year, valuer never included townhouses in this complex in his/her evaluation. I am very happy that lease expires next month. I hope that Westpack will get better return than I got: undervalued rent and 16.5% management fee….Iam looking forward to take my chances on open rent market.

    Hi,
    there is an office building nextdoor and option to consolidate is not there. At this stage I’m investigating if I’ll get the property what options are there for development.

    Hi Luke,
    when you are crunching the numbers take into account that If you resale in less than 12 months of holding property you are paying CGT on 100% if you sell after 12 months you pay tax only on 50% capital gain.Best to do cost analyses of capital gain tax saving against interest payed on borrowed money.

    I have my own home and equity is used purchase investment properties. In last two years I had 200K gain on it and it will CG tax free, if I decide to sell. Your private residence is not taking into account in asset test for pension or social security entitlement. I think it is great way how to accumulate wealth.
