<p>So if I told the taxman that my sister loaned me $70 at 5.5% and I used that to put in my offset account would that be illegal? Because I am thinking of getting her to invest in my whole loan. If that is the case would my repayments to the bank be 0? Then my saving would be bank interest minus my sisters interest.</p>

My sister wants me to invest a large amount of money for her. If I use a portion (say %70k) and put it in my offset account (in NZ). I would give her (say 5.5% compound interest). I would then only have interest calculated against $13k.</p>

I couldn&#8217;t be bothered working out figures but what the pos geared IP lacks in CG makes up for it in weekly dividends. I think it is just a more relaxed lifestyle.</p>

									<content:encoded><![CDATA[<p>I went and asked my bank manager this same question and he said if you have an existing IO loan and apply for another loan it will be harder to get as the bank sees that your debt is not reducing over the years.</p>

<p>You could get a close friend or family member to occupy the house and pay board. This way you get FHOG and rent it out. I say family or friend because it could get nasty if you try that with anyone. I have had friends that did this and it worked really well.</p>

So if you have a PROR it cannot be taken off you.</p>

Green Point is a good suburb. Very central to all areas on the Central Coast.<br />
Capital Growth is still going. Not much under 400k.<br />
Rent should return around $280. Certainly not for + gearing but good for CG.</p>
