We have just secured 3 houses in Atlanta to flip, these will be for short term gains with the view of growing and continuing to flip properties. Rinse and repeat.</p>
<p>We also secured a multi unit (quad) to hold. Houses are not making sense anymore in terms of rental yield, multi units provide the cash flow.</p>

<p>Many of the deals we have been presented have been a no go, over estimation of end values etc. is pretty stock standard stuff.</p>
<p>There are plenty of tools available and information to work out what they should be paying and whether a deal stacks up.</p>

Melb is number 1 for immigration and service based industries growing. Broadmeadows only 15 km from cbd, look for development sites with potential, build at rear and manufacture cash flow</p>

I think you can have 2 families in the property, however they must be on one lease if its not legally approved granny flat.<br />
Also can be an issue with insurance.</p>
<p>I really don&#8217;t like this set up at all, its harder to rent these out, so what may appear as cash flow on paper becomes a negatively geared property.</p>
