    In a bit of a bind. If he has’nt paid rent I would immediately serve him the correct breach notices to start to get him out. If his partner is not on the lease then I would not let her stay at the property, especially if you think it is dangerous. (make sure all insurances are in place) This is considered a breach if you as landlord have not authorised her living on the property. Why do you not have a bond? did the last landlord not take one? I would be trying to get him out as fast as I could!!!

    Noel lives next door to my aunite & uncle in Brisbane. I/ve meet him a few times and he is a real down to earth bloke, I suppose that’s why his books are such a good read and make common sense.

    Any one starting out investing (yes I to think he is a little bias towards managed funds, but then again he has a vested interest in them) his books are a really good read.[:)]

    Make sure you do your own home work on the TRUE value of the property before purchasing. Remember the Investors club and clubs alike will only ever show you what they have to offer. I do know they charge well above what Real Estate Agents charge for selling them, and don’t believe them when they say ‘because we are buying direct from the developer we are getting a cut price deal’ The developers want a price whether it comes from Kevin Young or an Agent. If you go through an agent you will probably find you can get yourself a better deal. Why do you think the developers sell through Kenvin Young and the likes.

    Yes people have got some good GC over the last few years, tell me someone who has’nt. What about the people who bought through him in 97 and then had to sell 2/3 years after purchase, ask them what they got for their property! I have herd of some big loses 10k +. Buy and hold is a sure way to get GC if you buy and hold, but remember the what if!

    Do you need a licence of some sort to conduct this type of arrangement say like a buyers agent needs. Just a thought, you know the government!
    hate to see anyone getting raked over the coals for a little imagination and get up and go.
