    Well the only crook i have worked with was a weasal from Sydney. 

    In my case my partners provide the capital, I do most of the hard work.  They sit back and relax while i make us money, lol.

    Apartments are good for meager caps under 10%.  It doesn't have to be apartments, people still would rather rent a SFH over apartments.  I do have four and six plex's though, they are cash machines.

    The prices can't get any lower, if anything the banks are being more creavtive.  REO deals and brokers are coming back, bought two auctions last week that made buying cheap properties super easy.  It's not going to last more than 4 years max and all the inventory will be gone.  Look at Atlanta, Phoniex, Florida, all the good stuff has been bought up.  I wish i could still get brand new houses in Cape Coral, FL for 35,000.

    Your economy is super inflated, the property prices are stupid for the prices.  Day labors for 300 a day sounds crazy, nobody in the states makes that as a day labor.  People borrowing on the equity of there inflated house prices.  Paying on notes that could be close to a million and waiting to sell for appreaction that will never come.  Not a game i would want to play :(

    The states will come back from this, The younger generation is more green and IT friendly.  Technology is the future, not buying crap from China.  A swing to green energy will be hard as big oil/big gov will be bought for on that agenda.  I don't think you guys think about how much easier it would be to run a country that is half the population of Cali.

    Sorry Guys, I have been so busy i have literally been from dust till dawn.  This time last year I had time through the winter to post regularly.  As i was doing two of my own projects.  This year i have ten and counting.

    I had sent you a PM, along with others.

    But i have no problem posting what i do.

    Capital 20 to 50 thousand, returns of around 7 thousand low end and 15 thousand for high end.  Going to get at least 30,000 for the four plex i stole for 26,000 this summer.  Great strategies for each of them.  Just had a partner from Brisbane in town that got some steals.

    3918 Charlotte is a massive historic house, with original oak trim and floors, stone foundation and stone exterior to the second floor.  Over 3400 sq ft with five bedrooms on the second floor.  I have a bunch of video of this house on Google drive.  Need to post some to youtube so you guys can see it.  Got it for under 50,000, will need 20,000 reno, and confident we will be able to get 1,400 to 1,500 a month in rent.  Made more sense to buy and hold on this one, after reno will be worth 150,000 in a robust market.  Hoping i can get 200,000 if this new Google fiber is a huge success and i can sell this house for 200+ :)

    Google Fiber is a project to build an experimental broadband internet network infrastructure using fiber-optic communication[1] in Kansas City, Kansas, and Kansas City, Missouri; the location was chosen following a competitive selection process.[2] Over 1,100 communities applied to be the first recipient of the technology.[3] On March 30, 2011, Google announced that Kansas City, Kansas will be the first community where the new network would be deployed.[4]

    After building an infrastructure of the network, in July 2012, Google announced pricing for Google Fiber. The service will offer three options. These include a free broadband internet option, a 1Gbps internet option for $70 per month and a version that includes television service for $120 per month. The internet service include 1 terabyte of Google Drive service and the television service includes a 2 terabyte DVR recorder in addition to the Google Drive service. The DVR will record up to eight live television shows simultaneously. The television options also includes a Nexus 7 tablet that will act as a remote control for the system. In addition, television service will also stream live program content on iPad and Android tablet computers. Neighborhoods that receive the service will be selected through demand from Kansas City area residents and Google has set up a website to pre-register for the service.[5] The first homes were expected to be connected in September 2012.

    I posted another wholesale deal i was working on in another post.  Listed the numbers on that one as well.  I can post some more deals this evening.  I'll get a youtube video of some deals along with 3918 norledge and 3918 charlotte. 

    The techies tell me the upload speed is what will pull IT jobs to Kansas City, Tech is something the States must excel in again.  Look for what did for South Korea, tech is the future and will help the states to rebuild.  What better to way than to relocate people to a cheaper city, my partner that just left and said it reminded him of San Fran.  He also lived there in the early 90's so he should know.

    The profits are split down the middle fifty/fifty, usually 2 to 3 months on turn around.

    I don't ever see there being any type of service like that unless you get in a group with money or have a good connection. 

    I do them with Aussie and Cali business partners.  They supply the capital and I locate the property, project manage, property management, and a buyer.  Split the profit down the middle.  Sometimes they will have money partners go in on a group of properties bought. 

    I average 32,000.00 a month on flips :)

    Lol, I was just at a electronic festival a couple weeks ago, bass to the face!   What dates are u going to be in the states.  There are some killer festivals on west coast.  I will be going to this one for New Years.

    I think we will be ok…  You don't have to be number one all the time.  It's no doubt our people need a realty check.

    if you had $300,000 cash…how would you invest it in USA property? what strategy would you use?

    I would set back 100,000 for flipping.  Proceed to buy properties with that liquid and average a quick wholesale deals. 

    Would then buy A class for about 50,000 in the new Google fiber hoods (That's what there calling them, trying to be very urban)  Rents thousand plus each month, kill two months for insurance and taxes.  Would really just like to sell them for 100,000 each to first time home buyer.  Would it be to gready to sell them for 200,000 to a nice guy from Cali that is used to San Fran bay area real estate.  I don't :)

    The check thing cracks me up. You guys are so last century. ;-)

    Lot's of people still like to do business that way.  You can do all your business from your phone, tablet, computer…  Can deposit checks with pictures from my phone.  Just need a quality bank, problem is that the banks here are just big business and you need to go small and local.  Or a more exclusive bank, like USAA.

    Easy to boast your all electronic and you guys are ahead when your almost half the population of California.

    Anybody can get a prepaid card and load it with cash, money orders, cash…

    checks are still a good system for businesses and honest people that don't need there money right away.  Our corrupt banking system is the real problem.

    Doubt it. I think many wish they had the cojones or opportunity to jump on the band wagon.

    If i can do it, why can't the foreign investor do it with the aide of good honest people in the states?  If nobody was having success then the idea would have died a long time ago.  Is Steve just that good of a salesman? 

    There are people everyday that make the same mistakes in States.  Cali buyers that buy the same <moderator: delete language> properties that OZ buyers gets.  I would figure one of the safest bets would be to own a house in the States.  There's a reason that the Latins bought up premier Florida and China bought up the west coast.

    Investing is a job, not a hobby….

    With what is happening in USA how do you think this will affect Australian property prices? Do you recommend to hold off purchasing property in Australia for now?

    I would say it effects us all, wouldn't you?  I am really surprised about the cost of living in OZ, how can you jusify the absurd prices you have on your properties. 

    Freckle talks about resources and raw metals more than he does about the real estate markets.

    These deals aren't in war zones, as Alex says he would left his wife collect rent at night.  I would let my fiance collect rent at night on this multi-family.

    Putting people in jail cost money, not makes money.  What's the point of all this Freckle.  Even as lower class it's still nice to be American, even Kiwi's dream of the states….

    Pictures where the same as the MLS or i would have used that link, but the link is gone when the property goes under contract.  The zillow price is still from this summer, they asked for 25,000 back in July.  I missed out then, but doing my searching of properties this week saw that the sale fell through.  I jumped on it and offered them 26,000 cash and a quick close.  they took the offer the next day. 

    Won't be much for rehab, clean carpets, paint, caulk the windows, trash cleanout.  Maybe 4,000 to 5,000 for the rehab.  The previous owner had put a ton of money in it.  New electric, plumbing, stone had been tucked and pointed.  I went and looked at it again today just trying to find as many problems as i could and was like a giddy school kid.  When i relized how little work it would need. 

    Rents will be in the neighborhood of 450 to 550 per unit (four units).  Taxes are around 1,200 (close to what it is without me checking the records) insurance around the same (insured for 100,000)  About one month lost to vacancy's on average.  Will manage this one myself or it would be 10% on management.

    Will honestly flip this one for 100,000.
