<p>As RAMS uses, PRIME PMI and GE, Have you found which MI they went through terry, then go to say macquarie and see if you can push the loan through macquaire without using the MI that RAMS went through. Macquarie uses PMI and GE.</p>

<p>80-83 LVR = 0.5% of Loan amount for LMI<br />
84-86 LVR = 0.75% of loan amount for LMI<br />
87-90 LVR = 1%</p>
<p>and so on and so forth. Differs from every lender!</p>

									<content:encoded><![CDATA[<p>Westpac couldnt do the loan as one of his property is in a country region as stated in the post&#8230;cutting it close with time aswell. When LMI is applied, lenders get very strict on where to lend and where the security is situated.</p>

									<content:encoded><![CDATA[<p>I usually go through Carrington National for my 105 deals. They both encumber Investments and Owner occupiers. However, they are strict on where they lend, in other words, postcode restricted. Ask your broker to research this option for you.</p>

<p>Cross Collateralisation &#8211; This can be good and bad, all depends on your situation and what you want to achieve.</p>
<p>Terryw example doesnt include cross collaterisation, however it is the most perfered method when you want to buy multiple houses, as all loans are securitised by one property rather then many.</p>

<p>I have printed off a couple of copies on hand to give to clients who are thinking of fraudulanting figures, i never recommend it or just go no doc!</p>

<p>Would it be more feasible just to add your name onto the home loans existing at the moment. its just a Internal Re-finance where we payout her loan then make a new loan for the same amount but just in both names. This way you dont have to come up with $1,050,000 to pay her out and be on the title. If your in a de facto relationship you have to be with her for more then 2 years.
