    Hi Give90

    I went to one of Martin Ayles seminars for 2 days in 2007 in Adelaide and I got my money back + heaps more on my on my first development. He gives you clear and detail explanations. He starts with how to purchase a property and to identify development opportunities, dangers to avoid etc. He then goes to expain all the steps of the development.  In one of the exercises he had numerous plans for us to read and as groups we had to come up with suggesting changes to cut costs of the building. (These were his own plans which he had modified to decrease costs).  In my first development soon after the course, I was able to look at my plans and made a few changes. I showed my builder both plans. He was quite surprised and told me I had saved about 15 K through changes I had done in the plans. As the building progressed I identified another area I had missed out which could have saved me a further 5K. I can use this for my next project.  All these changes made no difference to my final sell price. So I think spending the money for his course gave me huge returns. I will certainly suggest it to anyone – my belief is you will get your moneys worth not once or twice but heaps back, in just your first project, ie if you take it on board and use what he teaches you.

    I have no building or trade background and yet I was able to use his material. cheers and all the best

    Hi Maree

    This has nothing to do with travel to your investment home. We had a PPOR which later became an investment property. Now we are deciding to sell it. Since it was years ago, I am finding it difficult to estimate how much it was worth from the time it became an investment property. For if we sell, I believe we only pay capital gains on that portion of gains after it became an investment property. So for the future it would be good if you could get a written estimate of your property's price from you REA. This would help if in the future you decide to sell it.

    To those afraid to commit to the RESULTS program,

    You get what you put into it.
    We did RESULTS 2 and then I did the graduate program.

    Was it worth it – Yes it was.

      We were one of the slow ones – did one deal – buy -subdivide -renovate the existing and sell and build and rent the new building. The outcome far exceeds what we have spent – yes we are making a profit.

    Besides this was our first deal and we looked at it as a working exercise to put into practise what we learn

    The coaches are great – the forums very positive and helpful – full of encouragement and clear ideas.

    Our mindset has changed and we are happy we enrolled at the RESULTS program

    I have been to Chris Howard's "breakthrough to freedom" and will do it again at some stage. I found it great and it helped me overcome a lot of my negative self talk and fears with investing and loss of money. This has freed me to concentrate and achieve what I want. It has helped me on all fronts – I am a better person. His goal planning is very good , so is the decision destroyer. In the past, when I  had obstacles in my way, I used to back off and procrastinate. now I head into it and replace every negative thought that goes through my mind. 

    My frank opinion is "GO FOR IT".

    Last year we did a minor reno on our IP shower base and tiles by resurfacing. The guy who did our job is in the Eastern surburbs of Melbourne – “Baths and More”. Our shower base looked really bad and the tiles were old and a few chipped. he repaired the replaced the old tiles – did minor repair job on the base and the re-sprayed the entire shower. Cost us $ 588. Got the front panels/glass changed and the room painted. The entire room looked real good on completion.
