<p>They manage the Body Corp for my IP here in Darwin. Can&#8217;t say I&#8217;ve had any serious problems with them, but my Tennant has had a few things to say. For example, the combination to the Security gate was supposed to be changed (the whole street knew it), well it took them weeks to get it done.</p>

<p>People are starting to get excited up here. With the rail link on the way (only 90km south of Darwin now!) and the signing of the Gas Project Darwin is starting to move. The Chief Minister, Clair Martin, is forever talking up Darwin&#8217;s economic potential and according to her the Gas deal is just the start of bigger things to come.</p>

									<content:encoded><![CDATA[<p>I believe it&#8217;s all about spreading your risks. I would think the chances of 100+ properties all being vacant at any one time is pretty slim.</p>
<p>As I&#8217;ve been told many times, it&#8217;s better to own 5 * $100k properties than 1 * $500k property. This way if one property is vanacnt you still have an income stream.</p>

<p>Stamp duty and conveyancing costs are &#8220;added&#8221; to the purchase price for the purposes of CGT in the event you sell the property. There is no direct tax deduction available on these items.</p>
<p>Borrowing costs such as Mortgage Registration and Establishment Fees are deductible over the life of the loan or 5 years, whichever is the shorter.</p>

									<content:encoded><![CDATA[<p>As I understand it, Joint Tennants = 50/50 split regardless of who pays the loan/expenses. So if you were to pay 2/3 costs you would only be entitled to claim 50% of borrowing expenses/interest and so on and 50% of the income.</p>
<p>A better arrangement for you may be &#8216;Tennants-in-common&#8217; where you can specify who owns what.
