    Dear All;

    Just more info collected through some research.
    I have spoken to few builders and all of them had many years experience with doing reno/construction in the units and all of them said -dont bother yourself with council/strata approval. Its taking lots of time and you have to pay for nothing, They claim that most of properties in Australia would fail if we check their compliance with Australian building regulations and many of them shoudl have never been approved.

    Its structural work and IP so I think I should not take a risk to do it without approval and insurance?

    Thank you for your comments. I am not going to sell the property, at least for next 12-15 years so its not issue :)

    HI Jon;
    I didnt realise that such a work can bring so many "buts". I have spoken to builders, reno people and nobody could say for 100% you can do it or you cant. I am going to use licensed builder for the construction work so it will follow all buidling rules. The only question is, what would happen if someone from body corporate finds out? Can I be fined even if the work is done according to all buidling regualations? I dont want to waste time with council,  it will take up to 6 weeks and will cost extra money. Recently my friend did small reno in his office, the entire work cost him 1800 AUD ( builder and materials) and council approval took 1400 AUD from his pocket and the only thing they done was one minute inspection and 5 seconds to make a stamp on docs. I wish I could be piad so much :)
     What can be called structural change?

    Hi Scott No Mates;
    Please correct me if I am wrong. Lets say I am planinig to add extra bedroom to my unit, so as long as I dont go over 12K I can do it as an owner- builder and I dont need council permission for the work?
    Where can I find more info about the rules of applying and beeing owner-builder?

    HI John;
    I am assuming that you have lots of experience in terms of unit development. I am still getting differenet opinion from differnet people. I acctually called council and I said that I am going to add one bedroom to my unit, they didnt ask any further questions are replied that I need councill approval. I dont think they could make the decission basing only on the info I gave to them. We all know that anyting going through council takes ages and on the end we can found out that we didnt really need council approval. Obviously nobody from council would admit that. If I am going to use lincesed builder and we do the work according to any Australian standards, I dont think anybody can complain. The only "but "is that the bedroom will be add on the second floor, using empty space between bedrooms, what would accutally incresae internal floor area. Do you think it would make any difference? 
    I dont know why council should involved into job I am doing inside my unit as long as donest affect neighbours .
    I think they just want to make some money and bother people :) 
    John can you please add some comments into it.

    That was different case, anytime you are changing external apperance of the property you must have councill approval, but for internal changes it should  not bother anybody. I think so.

    Guys;
    Thank  you for your comments. I already have some experience in studnet acommodation, thats why I am interested in developing the project. I know its extremely hard to find landloards willing to rent their IP for students. How about if I offer, for instance higher rent or higher bond, or other bonus which could convienience them to leasing their property.
    Any suggestion?

    Thank you for your reply, but the problem is that landloards and real estate agent are terrified when I mention about putting studnets into their property. Do you think if I sign long term contract with higher amount rent rate every year and guarantee that the accommodation wont be destroy, they will change their minds. I spoke to few people who used to do that and all of them suggested me not to mention about my real plan, but I am afraid that I will put into big problems if someone finds out.  What would you recommed?

    To making clear – I was talking about speding 500K and putting 10% deposit ,so my morgage would be 400K. I would find house for the amount easily, but the thing is I wouldnt be able to get positive cash flow.
    I have do admit that you are getting excelent deal renitng unit 1,5 bedrooms for 400 AUD per week. For this amount you can get really nice unit in the City, with nice view.

    Thank you for your advice, that would be a good solution, I will definately keep in mind. You mentioned in your e-mail, that you are real estate agent, so you must have lots of experience. I would like to ask you few questions, if you dont mind. If I buy unit through 15 years morgage, is it any possability that the unit will be worth less after 15 years than now? Is it any chance that the unit will be worth double after that time? How fast value of property grows up?
    On the website http://www.realestate.com.au I found many properties for sale offered in Campsie, do you why some many properties are offered in that area? Which area of Sydney has the bigest demand and which the lowest.
    I dont want to bother you much, but I woudl appreciate your respond.

    Hi Bridgebuff;
    Ive just completed reading Steve’s book and there is one serious question I would like to ask. Steve claims that the best option for propety investment is positive cash flow. I am not sure how situation with proeprties looks in Melbourne but considering Sydney I dont know how achieve positive cash flow. If I would like to buy house about 25 km from Center of the City, I would have to spend about 500.00 AUD. Lets says I am putting 10% than my morgage will be 400.000 AUD, even taking morgage for 25 years , weekly repayment will be about 550 AUD a week. If I wanted to rent the property to family I wont be able to charge them more than 400 AUD per week. I checked many location, different houses and options and I am sorry to say that, but It is impossible to acheive positive cash flow. Is it something I am missing doing my calculations? Please advice me.
