Yes I do have the same property as sercurity on different loans. But you must remember that every ones finacial situation is not the same. My bank manager takes into account what I have done in the previous years, he knows that I will not invest in a dud. ( well at least I havent yet)</p>

I have a setup with the NAB in rural NSW, I pay then $350.00 per year this includes all ongoing charges i.e. check fees, establishment fees, 2 cards and a hole lot more. this is paid once a year and I can apply for as many loans I wish and there is no more cost. One of the main problems is that most banks will only lend on commertial properties over 10 years.<br />

My wife uses salery sacrifice&#8217;s quit a few things on her wages &amp; it saves her tax. From my limitted understanding of it, the payment&#8217;s are made of her gross wage. Therefore she is only tax on the remander. e.g. $70,000.00 gross per year.<br />
$20,000.00 payments.<br />
=$50,000.00 remander to be taxed.<br />

I live in one of those small towns near Wagga Wagga, I moved hear 13 years ago &amp; the small farm I bought has increased in value by $300,000.00 + over that time. My bussiness in the same town has grown by 500% since 1997. I would be interested to know, since you mentioned commercial properties. Has anyone found that most banks will only lend $ for commercial properties over 10 years.
