For instance if a tenant suddenly goes insolvent without warning and can&#8217;t pay the rent.</p>
<p>Surely if your insurance mitigates certain risks then your loan should be seen as less risky and you should be able to command a higher LVR.</p>

<p>I always saw the min-wage as quite generous and personally would love to be getting it.</p>
<p>$15 an hour at a 40 hour week is $600 per week before tax and super. I can easily live on $250 a week ( was getting about $200pw while I was studying and living in a flat)  leaving a decent amount to put aside for into investments and or deposits.</p>

<p>I did once with a computer shop but we didn&#8217;t discuss it properly and they said I wasn&#8217;t right for the job. Another time I wrote about it in cover letter for a job  with an ISP in regards to their status as an equal opportunity employer but didn&#8217;t get a reponse.</p>

I definately want to move out but I&#8217;m just not earning enough. I lived in flats before while I was studying and getting centrelink. I applied for a lot of part-time jobs while studying but never got offered beyond pizza delivery which I did for 3 months until my cars tranmission died.</p>

<p>If the shares go down in value the bank will issue you with a margin call where you need to pay back the difference so you are right that there is a risk. Interestingly though it works the other way as well if the shares go up in value you have more equity.</p>

<p>It does go on though. While the tellers you deal with when you go to the bank are nice friendly people the ones working up the top of the corporate tree can be quite the opposite.</p>

<p>They (the bank) virtually give it away and usually to one of their mates. With what left they take out all the trumped up legal fees etc and you might have a few pennies to rub together afterwards.</p>

<p>I was paying $95 a week for a 1 bedroom in Leederville for a year and then $120 a week for a 2 bedroom in Glendalough for about 16 months.</p>
<p>The lady that lived in the flat in Leederville before me had been there for 10 years and was paying $70pw rent.</p>
