    rbugno – <moderator: delete personal comment>. I would buy an effective accountant/ advissor with my money then spending on this kind of people. Again, this is my personal opinion.
    Having worked in the banking industry in the past, I can assure you that I haven't met any successful property investor/ developer who was working with the help of this type of mentors. In addition to good business accuman, all of them had a good team of accountants (tax focus) and lawyers.

    Thanks Guys. I'm more or so looking to subdivide, not renting the new dwelling.

    I can do sums based on my learning in the subdivision process and several years experience in the finance industry. Infact I can also help people based on my learnings and experience.

    This is not about financial viability of the project but about how to get it through the council. 

    I hope this makes sense.

    mattsta – I'll be using unused land (non income producing) and my real investment will be building & development cost. The end price of this new dwelling will be perhaps 3 times of my investment and therefore any profits will be used to reduce the current mortgage. And I'll continue living in my current house.

    NHG – I want to subdivide & sell so granny flats may not be a solution but I agree that they would have been a great solution if I just wanted some rental income.

    I have had discussions with various architects/ draftsperson and it appears that the only way I can build at the back of an existing dwelling is by using a common driveway.

    So how do I go about this "carriageway easement "? Something arranged via the Land surveyors?

    Would it be a preferred options for buyers as oppose to buying under a body corporate arrangement?

    Hi Saurabh,

    This is certainly possible for a loan equivalent to 80% of the purchase price  subject to affordabiliy is proven on bank's internal affordability rates. And affordability is very strong – banks will be happy to support you even for LMI.

    Also, can anyone explain the main type of costs (and approx charges) involved in such backyard developments?

    I'm looking to sub-divide in Vermont South and need help finding an architect/ draftsman who deals with Whitehorse council and therefore understand their requirement. I'm trying to subdivide a block of land which is 715 sq m in size; however, due to the odd position of the existing dwelling – we won't have more then 220 sq m left for the new dwelling (so idea is to build 10 sq single story or 14-16 sq double story).
    Also, we may have to adjust driveway for the existing dwelling so that we can subdivide avoiding any common driveway.

    Any good architect/ draftsman contacts please?
