    Hi Folks. I have been looking at a few different potential sub-division properties around Carrum Frankston/Seaford area. One particular property I was looking at on 700sq/m is within the aboriginal cultural heritage sensitivity area. What do I need to look out for, that may prevent me from subdividing the property to the back. Any help would be much appreciated.

    Thomas83, be careful with the aboriginal overlays. One of my clients last year went through this during the town planning phase and it cost him $30,000 to get the approval. Thats's $30,000 EXTRA. You may need to conduct a survey and a report. Big bucks!

    Thanks for that info Oscar, I have spoken to a few people in relation to this overlay, the general consensus is that once you are only sub-dividing for 1 dwelling (keeping existing) that it should not have any consequences. A due  diligence is only required for 3 or more….correct??. What did town planning request and I guess why did they decide a survey was required, considering they have told me it will not be any issue once I am sticking to 2 subdivisions. (allbeit was just a phone call) .

    Hello all,

    The development of one or two dwellings is exempt from requiring a Cultural Heritage Management Plan.  Development of 3 or more building with significant ground disturbance will require a CHMP.
