    Hi There!!

    As a lot of you know, my company operates in the Instalment Contract / Lease Option niche, selling to homeowners (family buyers who want to live in the house they get from me)

    Recently I sold a house on a Lease Option (Rent-to-Own) to a past client who bought a house (to live in) from me last year.  This time they want to start their own investing portfolio, and see this as an easy way to get going.  They are paying the same as normal "homeowner" clients, and I already know they are good regular payers, so I had no problem with that.

    In the past I have also occasionally sold houses with an Instalment Contract to investors.

    I am thinking that this class of buyer is likely to be …

    (1) easier to deal with
    (2) more likely to have an acceptable (to me) deposit
    (3) more likely to be regular with payments
    (4) faster to get their own loan and pay me out

    …and so I was wondering whether I should specialise in selling on L/O and IC to investors – even those outside our area.
    Perhaps I can find the tenant/s for them as well.
    Any have wider experience in this market, and therefoe some pearls of wisdom to share?
