    hi all,

    Hoping to sign a contract for an investment property soon, and it got me thinking, what conditions/clauses do buyers write into the contracts to protect themselves?

    Obviously subject to finance, and building and pest, but anything else?

    vacant possession, deposit %, building and pest inspection – early access if possible

    Maree has made some excellent points above.

    Remember in the current climate financing is taking longer than normal especially if it is structured correctly so i would also set the settlement terms to suit you and your Broker.

    Not a contract clause, but can't hurt to ask permission from the vendor to advertise the property for rent early – ideally straight after you go unconditional. That way you'll get a head start on finding a good tenant (reference checks etc) and the only thing they need to do after settlement is an inspection to confirm they are happy.
