    I’m looking at several properties in a similar area in Sydney.

    One has a lovely fit-out, large entertaining area, ground floor, no views.

    The other is a little older (about 5 years older), not as spacious or , not on the ground floor, but has a very nice water view (unobstructed), slightly smaller.

    Both are priced about the same. IN terms of capital growth – what is the better option do you think?

    Historically Water has always had much larger and stronger Capital Growth than properties without. Check the areas history though. This can be done through someone like RP Data and they can give you a sales history on a per street basis if you desire it…

    Veiws are worth a lot and is always easy to sell. If the other place has just been fited out then it probably is at its peak price were as the other place with some small improvement you maybe able to add more value thats how I would look at the deal .
