    Can anyone pls offer advice on getting council approval, any do’s or dont’s, costs involved or ANYTHING to do with getting septic connected & approved as easily & quickly as possible on a heavily vegitated block for the purpose of then subdividing? Oh yeh, & there is a creek nearby! So I believe there are some extra rules/reg’s (eg set backs etc) that may apply.thanks.

    Hi Misty,

    We deal with this on sites regularly, me is a builder.
    When you submit your BA, it will show how many plumbing points, usually min of 5. From there the council decide on the septic trench requirement. Minimum lengths, setbacks etc.

    You need to have percolation tests, soil reports done to show the strata type for the site. This then allows the council to determine you septic specs.

    With regard to the creek we find a minimum distanceof approx 50 metres but that is soooo variable.

    Costs – turnkey op – approx 5k

    Time to get the approval from council – 3 days to 3 months

    Time to instal – 1 day

    Every septic instalation is different, site dependent, council regs, costs etc.

    The time to instal is as quick as you can go yet the time the council takes to pass is way out of our control .

    To minimise council delays ensure that everything, and I mean everything is completed on the application form. Ensure clear, professionally drawn plans of location to scale and no larger than A3 size as well as showing vegetation, driveways, buildings, adjoining properties, contours. A common problem experienced by Council applications is the inadequate or sketchy information. Council offiers do not know your property as well as you do, remember there may be over 40,000 properties in a municipality spread between 4 overworked planning or building staff.
