    Hi guys how are we all.

    I have found a couple of properties that i would like to invest in, however the price is neg. How do i go about making an offer. Can i summit it in an e-mail or over the phone or must i present it in writing…[blink]

    Hi Stevie,

    Show the agent and vendor you are serious (if you are) and present the offer in writing.

    This is a good topic
    I also found a couple of properties i am interested in today.
    I havent dealt with RE agents before as we built or PPOR
    Im actually going to call a buyers advocate that i know from a business network group i am in to enquire about his services.

    If your not confident about dealing with agents or making offers then an buyers rep is great. Make sure they are not from the sane area as the agent. Have been stung with that one before.

    Hi Mencevski,

    There was no mocking involved – it is one thing to say ‘I’ll offer $X for the property” and yet another to write the same message on a contract with deposit attached.

    All of a sudden you move into a different dimension as far as the REA and vendor are concerned.

    always present the offer in writing, the agent is then bound by law to present your offer to the vendor. pretty simple really.

    It’s an idea to attach a cheque with the written offer.

    Then the vendor has to take you VERY seriously :)

    ALWAYS make written offers time-limited…this offer is valid for 3 days from date of issue…never make this longer than a week as it kills the urgency.

    Your aim is to make the vendor realise you are serious & force a rapid response.

    Your negotiations on price will go further in your favour if YOU control the agenda!
