    Hi gang,

    Just was curious if anyone saw the Today Tonight story on Friday evening about Jasmina Catak, a 23 year old with 6 properties under her belt already.

    Her story also featured in the Sunday Times ‘Property’ Liftout. An excerpt..

    “By using equity she had gained in her first property through repayment of the loan and capital growth in the area, Ms Catak was able to purchase her second property, borrowing both the purchase price and all the purchase costs – she did not need any savings.”

    “Then, before buying each new property, Jasmina had her entire portfolio re-evaluated and the inbuilt equity in each property allowed her to continue to borrow the purchase price and costs to buy the next property.”

    I found her story quite interesting and informative, particularly when she mentioned her first step was putting together a team of advisors that are experts in their fields. The one thing that stood out her was her mention of approaching a depreciation specialist company, called DEPpro, which has been of major assistance to her.

    “Through use of proffesional depreciation schedules, Ms Catak will be able to make more than $70,000 in non-cash deductions over the first five years of owning her properties.”

    Anyone else manage to catch the episode or read the article and had any thoughts about it?

    Hi Brett,

    Yes I saw both the Sunday Times & TT stories. I too have a few properties scattered around various metro suburbs of Perth. I have aquired all of them using 100% other peoples money (OPM), not using a cent of my own to aquire them. I also use OPM to cover all my purchasing & legal costs.

    All these properties have been cashflow positive from day 1 for me, where by the tenants & the tax man pay me in excess of all my associated cash outgoings in order for me to hold them in my name.

    I too use DEPpro for my all my Non-Cash Capital & Plant deppreciation….The costs to commission the Quantity Surveyor is recouped tenfold in the first year of my 40 year QS report.

    Hi, Brett,
    Yes I saw the story and read the paper. I managed to stop myself from opening my veins. I have put a post up regarding the Perth investors, and hope to rectify my problems, if it is not too late. I listened to too many people talking about negative gearing, when I was in the perfect postion for postive. Never mind, hope to fix all that. What is DEPro, or should I say are these companies everywhere.
