    Hi Guys

    Just wondering if anyone knows of any investment companys that deal in positive cashflow properties? It seems that most property investment companies I have come across only deal with off the plan purchases and negatively geared investments.

    Problem is that most of them claim cashflow positive properties which don’t meet the 11 sec rule or even come close. They are pos after the non cash deductions are done if you are on the top tax bracket.

    “Positive Cash Flow” is an advertising catch-cry which often doesn’t stack up or has a lousy Cash on Cash return – saw an example in Steve’s course where a high profile ocean front apartment was about $100 per month positive cash flow providing you were able to foot the full $500K + purchase price cash AND get $1,500 per week rent ….. um, I don’t think so Watson!!

    As always, examine any investment club numbers given to you very carefully and do your own independent research.

    Thanks for the replies, the reason I asked was that I was feeling a niche market business opportunity coming on….

    I adore research and am entertaining the idea of starting a business selling ‘bird-dogs’… was wondering what the competition was, if any.

    Yes this would be a good idea, but you may need a Real Estate licence.

    I know one real estate agent that runs a lease option program for people. He kind of acts like a buyers agent, finds property, tenant, and does the management etc.

    There ws also a real estate agent near Yass (canberra area), he used to advertise sometimes in API magazine. He was advertising positve cashflow, or high yielding properties.
