    Despite the housing bust and the recession, these 10 U.S. cities still managed to record population gains of 30% or more in the decade ending in 2010, according to the Census Bureau. The national average was less than 10% during that time.

    Charlotte initially made its mark as a transportation hub, but these days the banking industry reigns.

    Charlotte is the "second largest financial center in the nation, after New York," said Bob Morgan, president of the Charlotte Chamber of Commerce.

    Bank of America calls Charlotte home, while Citi, Ally Financial, JPMorgan and Wells Fargo all host operations there. The jobs offered by these big banks have helped this city's population to swell over the years.

    Also contributing to the area's growth is the "half-back" phenomenon. North Carolina receives a large number of former Northerners who first retire to Florida, but later decide to leave the state.

    "They get hit by their second or third hurricane and they move halfway back to their old homes," said Morgan.

    Good posts thanks Alex and Freckle.

    Shows the importance of Hispanics immigration with positive birth rate contributing to overall population growth and housing demand in the US along with interstate migration from Northern industrial states to the South and West.

    That explains why US population is growing where European and Japanese populations are falling, in some places dramatically. If you are investing in a country or market with a falling population, you really have to ask yourself is the house and specific housing market I’m looking at going to be a good long term buy?

    The probability of US population growth soaking up the excess supply in the US could make US houses bought below replacement cost a good investment proposition even if the US declines in economic terms relative to China and Asian countries.

    The value in population data is most valuable at the local level, towns and States. The stats need to be fairly specific to be of value though. If a town is growing because of retiree settlement (because it’s cheaper to live for example) as opposed to say low socio economic migrants chasing low paid work then the placement of investment is going to reflect this.

    I notice that illegal immigration across the US southern border is near zero and there’s speculation that illegals in the US are now heading back. It appears the US economic situation isn’t good enough to attract even the poorest of peasants.

    I don't deal in Texas but I can say Austin been very highly rated , Dallas and San Antonia.

    I know one of the best USA wholesalers who are about to Open in Dallas.I can say they are the strongest USA investment team.  My company is slowly learning from them on alot of details.

    So lots of Talk about Dallas no offense to you are any one else . We were not making a a comparison and Austine Just FYI was number 5. Don't justify it with me go to Yahoo and let them know that facts . Since I don"t see Texas having all its cities in this top ten list.

    I am not competing with you nor do I claim to understand every market in America. However what we have seen in Texas is very small fall in property prices since 2006 compared with nearly 50% in markets like Florida or Los Vegas

    Nigel I am with you I know Texas is one of the better markets from what I see right now. Alot of positive things going on their.  To be honest I never been their . I was just having a bit of fun with you, not being an ass.

    I do appreciate you advice not only in over seas post but I been following some of what you post in other areas of this Forum.

    Still looking to chat some time on skype. Good luck with you Texas market I feel that is one of the next markets that the USA investor will buy heavier in the next few months . Jay I know you will disagree with me but seeing things to make me believe that market is about to make  bigger news. Which is a good and bad thing.
