Has anyone had any experience where they have had to try to rent residential / commercial property on their own rather than using an agent.
I have been trying to rent my property for the past 8 months and have been unsuccessful.
I am now onto my second agent, and I just find that they are not as proactive at renting it out as I would like. I have now decided to try to rent it myself. Does anyone have any ideas about the type of advertising options available (other than the newspapers)?

Firstly,
What reasons did the agents give for the property not renting. Are they valid? eg is the rent too high? By the tone of your post you don’t think so. If there is no obvious reasons then just advertise in local shop windows or drop some flyers in letter box’s and your property should rent no probs.
On the other hand if there is some reason why your property is not renting eg too dark, then you may need to spend some time and money improving the disposition of the place.

I have had no experience at this but there are some other posts that suggest adding some incentives to prospective tennants. eg set up electrical goods deal or something of that nature.

It is actually a home/office so it is classified as commercial but has a front office and a house attached. Convenient for someone looking to live and work from home and it is located in Melbourne CBD.

The agent actually said the asking price is fair it’s just that the rental market is quiet in Melbourne CBD which has been exacerbated by the number of vacant properties which are up for lease.
However, I appreciate your comments and adding a sweetener such as an incentive may make all the difference.
