    Just wondering…

    If you manage your own investment and advertise for tenants yourself. Can you legally find out if they have a criminal background?

    Criminal background for what?  I had a tenant who'd done time for social security fraud.  No problems

    You could ask them to get a copy of their criminal record check, but you couldn't get it yourself. Whether this is unfair discrimination against people or not is tricky.

    Murderers may make good tenants – but it may be hard to ask for a rent increase.

    A friend has a flat in backyard they rent out and doesn't want a criminal living there.

    Contact a private investigator to source a criminal record check or to confirm the legality of doing so. You could always have a tick box on your tenant application form – if they lie on the form you may have grounds for breaking the lease.

    Even us property managers can't check that kind of thing.
    We can check if they are on 'bad tenant' databases but we can't check their credit history or request a police check.
